The following rules and regulations are for the benefit of you and your neighbors. In order that your community may continue to enjoy its prestige as an outstanding residential development, your cooperation is of absolute necessity in the following areas.
a. Keep the lawn mowed and trimmed, and maintain the trees and shrubs in private areas.
b. Keep steps and sidewalks free of ice and snow in private areas.
c. Use only the parking area provided by the driveway and curbing of the leased premises.
d. Use only picture hanging devices designed to cause minimum damage to the walls. Any damage caused to walls will be repaired prior to your vacating the premises.
e. Leave the premises clean and in the same condition as when the premises were first occupied. This shall be evidenced by the premises checklist, which shall be completed when occupancy begins and again when occupancy ends.
f. Allow no large trucks or trailers to be parked in the area.
g. Use the premises solely for residential purposes.
h. Comply with all laws and ordinances affecting subject property.
i. Tenant key access. During business hours a key may be picked up. Tenant will be required to leave a deposit for the key, ie drivers license, credit card or $25 cash. After business hours, there will be a $25 cash fee, holidays a $50 cash fee which must be paid at time of service.
j. Parties: Large social gatherings are not allowed in the dwelling. No social gatherings are allowed in common areas. Please note that tenants are responsible for the acts of their guests which may cause damage to the premises or disturb others.
Any social gathering in excess of three persons will require the written permission of all tenants in the building and the landlord and MAY NEVER GO PAST 11:00 P.M. NO EXCEPTIONS.
k. No garbage or trash will be allowed in the hallways or common areas. All residents are responsible for the disposal of trash from their dwelling. Removal of trash prevents bug problems and prevents problems in apartment buildings.
l. Children: Adult supervision is required for all children. Children cannot play or run in the hallways, common areas, or stairs, as this disturbs the privacy of other residents. Parents/Guardians are responsible for damage to trees, bushes, etc. done by their children.
m. Tenant holds the Landlord harmless for any loss or liability, including reasonable attorney fees, for any personal injury or accident sustained by tenant, his family or their guests, except where such injury results from the acts and negligence of the landlord.
q. Parking: do not take more that one parking spot. Any vehicle blocking access to parking spots, garages, driveways, or fire hydrants are subject to towing at owner's expense. This policy is for all tenants and their guests. Recreational vehicle parking on the premises is prohibited.
r. Vehicles: Only emergency repairs of vehicles will be permitted on the property. Changing oil, washing and other regular maintenance may not be performed on the property.
s. Additional rules and regulations may be posted or mailed to tenants from time to time. Posting or mailing of such rules and regulations shall constitute notice to the residents, and residents agree to abide by same.
